Job description

A well-established property investment and asset management organisation is seeking a Regional Finance Manager to support the strategic and operational management of its Greater Gauteng property portfolio. This is a commercially focused, analytical, and asset-driven role responsible for interpreting financial and operational data, generating actionable insights, and supporting informed decision-making at portfolio level. The role is not accounting or transactional in nature, as statutory reporting and finance operations are managed centrally. The successful candidate will work closely with property management, leasing, facilities, and finance teams to drive asset performance, optimise income, manage risk, and enhance long-term value across the regional portfolio.

Key Responsibilities

Asset Performance & Portfolio Management

  • Analyse asset performance against budgets, forecasts, and strategic objectives
  • Identify underperformance, risks, and opportunities across the portfolio
  • Review vacancies, lease expiries, and income sustainability, providing commercial recommendations
  • Identify income leakage, cost inefficiencies, and value erosion risks
  • Support corrective action plans to improve asset performance

 

Financial Analysis, Budgeting & Forecasting

  • Interpret management accounts, budgets, and forecasts into commercial insights
  • Assist in preparing asset-level forecasts, cash flow models, and scenario analysis
  • Analyse variances and recommend mitigation strategies
  • Prepare asset performance dashboards and reporting packs

 

Capex, Feasibility & Investment Analysis

  • Support regional capex planning, prioritisation, and tracking
  • Prepare feasibility studies and return analyses for redevelopment and upgrade projects
  • Compile capex motivations for executive approval
  • Track project performance against budgets and timelines
  • Conduct post-implementation reviews to assess investment outcomes

 

Strategic Asset Management

  • Support buy/hold/sell analysis and asset strategy formulation
  • Assist in investment memorandums and disposal recommendations
  • Conduct market and competitor analysis (rentals, demand, trends)
  • Track execution of asset strategies and report on performance outcomes

 

Leasing & Income Optimisation Support

  • Provide commercial input into leasing deals, renewals, and restructures
  • Monitor tenant performance, credit risk, and income sustainability
  • Support optimisation of rental income and tenant retention strategies
  • Assist with lease-related financial reviews, reconciliations, and escalations

 

Operational & Cross-Functional Oversight

  • Collaborate with property management, leasing, facilities, and finance teams
  • Provide oversight and guidance to property administration teams (debtors and creditors functions)
  • Monitor operational risks impacting asset value (vacancies, costs, maintenance, tenant risk)
  • Support resolution of escalated operational and financial issues
  • Review operational cost structures and efficiency opportunities

 

Reporting & General Business Support

  • Prepare asset-level reports, dashboards, and executive presentations
  • Deliver insights and commentary to regional leadership
  • Maintain governance-related documentation and meeting records
  • Support ad hoc analysis and executive reporting requirements
  • Oversee regional administrative reporting functions (asset registers, reconciliations, fleet, consumables, etc.)

 

Minimum Requirements

  • Bachelor’s degree in Accounting, Finance, Property Studies, Economics, Commerce, or related field
  • 5–7 years’ experience in asset management, property finance, consulting, or property analysis
  • Strong financial modelling, Excel, and presentation skills
  • Experience in retail, commercial, mixed-use, or student accommodation portfolios advantageous
  • Strong understanding of property investment principles and asset performance drivers
  • Gauteng property market knowledge beneficial
