Job description
A leading property services and asset management organisation is seeking to appoint a Portfolio Manager (Industrial & Commercial) to oversee and optimise the performance of a diversified property portfolio.
The organisation is focused on delivering long-term value through strategic asset management, tenant optimisation, and disciplined financial oversight. This role is commercially driven and requires strong analytical capability to translate property performance data into actionable strategies that enhance income and asset value.
The successful candidate will be responsible for driving portfolio performance, supporting leasing strategies, managing tenant risk, and ensuring efficient financial management across industrial and commercial assets. The role requires close collaboration with internal teams across leasing, property management, and finance.
Key Responsibilities
Portfolio Performance & Asset Management
- Manage and optimise industrial and commercial property portfolio performance
- Analyse asset performance against budgets, forecasts, and strategic objectives
- Identify opportunities to improve income and operational efficiency
Financial Analysis & Reporting
- Prepare financial models, forecasts, and portfolio performance reports
- Analyse variances and recommend corrective commercial strategies
- Support budgeting and forecasting processes
Leasing & Income Optimisation
- Support leasing strategies and tenant retention initiatives
- Monitor rental income, escalations, and lease structures
- Identify and manage tenant risk across the portfolio
Strategic Portfolio Support
- Contribute to asset strategy and portfolio optimisation initiatives
- Support capex planning and investment analysis
- Assist in commercial decision-making processes
Stakeholder Collaboration
- Work closely with property management, leasing, and finance teams
- Provide insights and recommendations to senior stakeholders
- Support execution of portfolio-wide initiatives
Market Analysis & Reporting
- Monitor industrial and commercial property market trends
- Analyse competitor performance and rental benchmarks
- Prepare executive dashboards and management reports
Minimum Requirements
- BCom / BSc in Property Studies, Finance, Accounting, or related field
- 3–7 years’ experience in property, asset, or portfolio management
- Strong understanding of industrial and commercial property markets
- Strong financial modelling and advanced Excel skills
- Knowledge of lease structures and property income drivers
- Strong commercial and analytical acumen
- Experience in a property services or asset management environment advantageous
