Job description
A well-established property investment and management business based in Johannesburg South is seeking to appoint a Sales & Leasing Manager to drive rental, leasing, and asset disposal performance across a diverse residential and commercial property portfolio.
The organisation operates a fully integrated property platform, specialising in the marketing, leasing, and sale of residential units, multi-unit buildings, retail spaces, and small to mid-scale commercial assets. The business focuses on optimising income-generating property performance through active leasing strategies, disciplined asset management, and strategic disposals.
This role is central to driving occupancy, rental growth, and asset liquidity across the portfolio, with direct responsibility for leasing strategies and the disposal of core assets, ensuring optimal capital recycling and portfolio performance.
Key Responsibilities
Leasing Strategy & Execution
- Develop and implement leasing strategies across residential, retail, and commercial assets
- Drive occupancy targets and minimise vacancy across the portfolio
- Manage the full leasing lifecycle including enquiries, viewings, applications, and approvals
- Negotiate lease terms, escalations, renewals, and incentives
- Optimise tenant retention through proactive leasing and relationship management strategies
Asset Disposals & Sales Execution
- Take ownership of disposal strategy and execution for non-core assets
- Identify assets for sale in alignment with portfolio optimisation and capital recycling objectives
- Manage end-to-end sales process for residential, commercial, and mixed-use properties
- Source and qualify buyers, investors, and institutional purchasers
- Negotiate sale agreements and oversee transactions through to transfer
Tenant & Stakeholder Management
- Build and maintain strong relationships with tenants, landlords, investors, and brokers
- Resolve tenant issues and manage escalations professionally and efficiently
- Conduct regular property inspections and ensure lease compliance
- Provide feedback to stakeholders on leasing performance and market conditions
Marketing & Business Development
- Develop and execute targeted property marketing and leasing campaigns
- Leverage broker networks and industry relationships to drive leasing and sales activity
- Identify new leasing and disposal opportunities within the portfolio and broader market
- Maintain strong awareness of market trends, rental benchmarks, and asset values
Reporting & Portfolio Performance
- Maintain accurate leasing pipelines, occupancy data, and sales trackers
- Report on portfolio performance including occupancy, rental growth, and disposal outcomes
- Provide insights and recommendations to senior management on asset performance
- Ensure compliance with lease documentation, processes, and regulatory requirements
Minimum Requirements:
- 3-5 years’ experience in property sales, leasing, or real estate brokerage
- Strong track record in residential and/or commercial leasing and property sales
- Experience in asset disposals and leasing strategy development (essential)
- Solid understanding of lease structures, rental negotiations, and property transactions
- Experience with multi-unit, mixed-use, or investment property portfolios advantageous
- Strong negotiation, communication, and client relationship skills
- Ability to operate in a fast-paced, target-driven environment
