Maintenance Manager .

A well-established property investment and asset management organisation operating within the inner-city redevelopment and building management sector is seeking to appoint a Maintenance Manager to oversee maintenance operations across a portfolio of multi-use residential and commercial buildings in Johannesburg.

The role is responsible for ensuring all maintenance activities are efficiently coordinated, timeously executed, and aligned with operational standards across multiple sites. This is a hands-on position requiring strong contractor management, site oversight, cost control, and the ability to maintain consistent service delivery across a busy portfolio.

Key Responsibilities:

Portfolio Oversight & Maintenance Coordination:

• Manage maintenance requests and job cards via internal systems
• Prioritise and resolve urgent maintenance issues
• Conduct site inspections and ensure quality control
• Monitor contractor performance and job completion

Contractor & Cost Management:

• Manage and coordinate contractors across sites
• Ensure work is scoped, approved, and completed correctly
• Control maintenance spend and prevent unauthorised costs
• Support invoice tracking and basic reconciliation

Operations & Communication:

• Liaise with building teams and contractors
• Provide updates and escalate operational risks
• Ensure smooth day-to-day maintenance execution

Safety & Compliance:

• Enforce health and safety standards across all sites
• Ensure contractor compliance with site requirements
• Report incidents and hazards

Minimum Requirements:

• 5+ years’ experience in maintenance or facilities management
• Strong contractor and site coordination experience
• Good technical understanding of building maintenance
• Ability to manage multiple sites under pressure
• Valid driver’s licence and willingness to travel between sites
