Job description

A JSE-listed property investment entity is seeking a commercially driven Property Asset Manager to take strategic ownership of a diversified retail-focused portfolio. The role is centred on driving asset value creation, optimising financial performance, and delivering sustainable long-term investment returns within a listed corporate environment.

Key Responsibilities:

  • Develop and execute asset management strategies to enhance portfolio performance and maximise shareholder value
  • Drive Net Operating Income (NOI) growth through rental optimisation, expense control, and vacancy reduction strategies
  • Oversee full financial performance management, including budgeting, forecasting, and variance analysis
  • Conduct detailed asset performance analysis and provide strategic recommendations on acquisitions, disposals, and repositioning opportunities
  • Partner closely with Property Management and Facilities teams to ensure optimal asset performance and operational standards
  • Manage lease structures, renewals, and tenant mix optimisation to strengthen income and asset quality
  • Prepare and present comprehensive asset performance and portfolio reports to senior leadership and stakeholders, including investor-facing reporting where required
  • Identify, assess, and mitigate portfolio risks while ensuring full regulatory and governance compliance

Requirements

  • Minimum 5+ years’ experience in property asset management or portfolio management within a commercial or retail environment
  • Strong financial acumen with proven expertise in budgeting, forecasting, and investment analysis
  • Demonstrated track record of driving asset performance and portfolio growth
  • Solid understanding of property investment principles and market dynamics
  • Strong analytical, negotiation, and stakeholder engagement capabilities
  • Proficiency in MDA, MRI, and MS Office
