Job description
A leading property company is seeking a seasoned Portfolio Manager to oversee retail, commercial and industrial assets across Middle and North Africa. This senior role offers the opportunity to drive growth, optimise asset performance, and lead a high-performing property management team in a dynamic, institutional-grade environment.
Minimum Requirements:
- Matric (Grade 12) required; additional property management or maintenance training preferred
- Minimum 5 years' property management experience, with at least 2 years in a supervisory/leadership role
- Excellent understanding of property management procedures, budgeting, and leasing agreements
- Proven experience in asset management, maintenance planning, and capex control
- Strong leadership, team coordination, and performance management abilities
- Excellent problem-solving, communication, and negotiation skills
- Proficiency in computer applications and property management systems
- Knowledge of OHS Act compliance and health & safety regulations
- Experience in debtor management, credit control, and parking operations advantageous
Key Responsibilities:
- Oversee effective operations management of assigned properties and facilities
- Monitor market activity, tenant movements, new developments, and competitor strategies
- Develop and control annual budgets, 5-year maintenance plans, and capital expenditure programmes
- Prepare accurate monthly, quarterly, and ad-hoc client reports including income/expense analysis and operating cost reviews
- Oversee leasing contracts, negotiate renewals, and ensure optimal rental rates are achieved
- Manage tenant relationships, new installations, and premises design coordination
- Direct maintenance procedures, refurbishment projects, and contractor oversight
- Ensure full compliance with OHS Act, legal regulations, and health & safety standards
- Manage debtors, credit control, arrears, and legal action in conjunction with relevant teams
- Supervise, train, and appraise property personnel; ensure optimal staffing levels
- Develop and implement departmental policies, procurement procedures, and cost-effective service contracts
- Liaise with government authorities, vendors, contractors, and trade professionals
- Maintain positive company image and productive external business relations
