Job description
A well-established construction and engineering group is seeking to appoint an experienced Contracts Manager to be based in Zambia, supporting the delivery of major building construction projects within the region. The organisation operates across large-scale infrastructure and building developments and is focused on delivering high-quality, technically complex projects across Southern Africa. As part of ongoing expansion, this role will be central in managing contract execution, commercial performance, and site delivery across multiple building projects. This is a site-based leadership role requiring strong contractual knowledge, hands-on project oversight, and the ability to manage multiple stakeholders across contractors, consultants, and internal project teams.
Key Responsibilities:
Contract Management & Administration:
- Oversee all contract administration across building construction projects
- Ensure compliance with contract terms, specifications, and project requirements
- Manage variations, claims, extensions of time, and contractual disputes
- Interpret and apply standard construction contracts (JBCC, NEC or equivalent)
Project Delivery & Site Oversight:
- Oversee day-to-day contract performance on building sites
- Monitor progress against programme, budget, and quality standards
- Coordinate with site teams, engineers, and subcontractors to ensure delivery
- Ensure adherence to health, safety, and construction compliance standards
Commercial & Financial Management:
- Manage cost control, valuations, and monthly payment certificates
- Review subcontractor claims and progress reports
- Support project forecasting and cost reporting
- Ensure commercial risks are identified and mitigated early
Stakeholder Management:
- Liaise with clients, consultants, engineers, and subcontractors
- Attend site meetings and progress review sessions
- Provide contractual guidance and resolution of disputes
- Maintain strong working relationships across all project stakeholders
Minimum Requirements:
- 7+ years’ experience in contracts management within building construction projects
- Strong background in building construction (non-negotiable)
- Experience working on large-scale construction projects
- Solid understanding of construction contracts (JBCC / NEC or similar)
- Strong commercial and financial acumen in construction environments
- Experience managing subcontractors and site-based teams
- Ability to work in Zambia (site-based role)
- Strong negotiation, problem-solving, and stakeholder management skills
- Willingness to be fully site-based and travel as required
